According to JLL, Bangkok’s hotel market expanded in the first quarter of 2026, with two new properties adding to the city’s overall room supply. Neighbourhoods such as Sukhumvit continue to attract visitors, making a hotel in Sukhumvit a popular choice among travellers seeking convenient access to the area’s dining, shopping, and transport links.
JLL reported that most of Bangkok’s hotel supply is concentrated in the upscale and midscale segments, which together account for the majority of the city’s inventory. Around 5,000 additional rooms are due to enter the market by the end of the year, providing visitors a wider range of accommodation options. Properties such as Maitria Hotel Sukhumvit 18 are well positioned to benefit from the continued popularity of Sukhumvit among both leisure and business travellers.
While room rates softened slightly in March as the peak season came to an end, higher occupancy helped keep revenue per available room stable year over year. JLL expects investor confidence in Thailand’s hotel sector to remain steady, with hotel investment volumes in 2026 projected to align with the 10-year average of approximately USD 450 million.
